4-Story Apartment Building Proposed In Greenwich: Details
The proposed site is on a vacant parking lot, according to submitted documents.

GREENWICH, CT — A proposal to build a four-story, nine-unit apartment building on a vacant parking lot in Greenwich has been submitted to the town's Planning & Zoning Commission.
The applicant, 49 Brookside Ownership LLC, is seeking to construct the building at 49 Brookside Drive on a site that was previously located in a P-Zone and used as additional parking for the Acme supermarket that closed last summer.

Thomas J. Heagney, attorney for the applicant, explained in the proposal's narrative that the lease between the owners of the Acme property and the owner of 49 Brookside Drive expired last year.

As part of filing the site plan and special permit application for the building, the applicant will also request a rezoning of the property from the P-Zone to CGB, Heagney noted.
At 45 feet high, the proposed building would feature over 19,000 square feet of floor area with seven three-bedroom apartments and two two-bedroom apartments, one of which will be designated as an affordable housing unit.

Common and private roof decks will be provided along with at-grade patios for the first-floor units, according to the proposal. Rooftop mechanical space will also be provided for heating and cooling of apartments.
Heagney said the basement also provides both mechanical space as well as storage units, including bike storage for each of the apartments.
There would be 22 total parking spaces and one handicap space, with five surface parking spaces and 17 in an underground garage.
An entrance-only driveway, along with a two-way drive, will be provided along Brookside Drive.
The property at 49 Brookside Drive is owned by Vale Blossom LLC.
The application is being submitted for a pre-application review. Such reviews are non-binding and allow applicants to receive initial comments from the commission.
