GREENWICH, CT — A change of use is being proposed for two dental offices in Greenwich, according to recently submitted documents to the Planning & Zoning Commission.
The applicant, Coleman Business Holdings LLC, is requesting a site plan and special permit to convert two dental offices into residential apartments in the building located at 23 Maple Ave.
The property has housed both dental offices and residential apartments for decades, but the applicant has been unable to re-lease the office space on the first floor, said Michael Thomason, an attorney representing the applicant, in submitted documents."
Originally built in 1906, the building has a three-bedroom apartment on the second floor and a two-bedroom apartment on the third floor.
One dental office on the southern side of the building is proposed to be converted into a 1,583-square-foot three-bedroom apartment. The smaller dental office on the eastern side of the building will be converted into a one-bedroom apartment with 716 square feet.
"The extant dental practices and apartments are both nonconforming uses in the single-family zone," Thomason said. "Conversion of the dental offices to apartments will not be more detrimental to the neighborhood than the existing use, and, to the contrary, will improve traffic and other impacts associated with the dental practice."
There is no exterior site work planned, Thomason noted. There will be 14 outdoor parking spaces provided.
The proposal is expected to go before the Greenwich Planning & Zoning Commission in the coming weeks.
