Developer Proposes 18 Residential Units Near Greenwich's Bruce Park
Four of the units would be designated as affordable housing, according to documents on file with the town.

GREENWICH, CT — Plans for two-family townhouses and single-family homes in Greenwich near Bruce Park have been submitted to the town's Planning & Zoning Commission.
TPF Home Builders LLC is looking to construct six three-bedroom homes, 10 two-bedroom homes, and two single-bedroom homes on a combined lot of 1.87 acres comprising of 18, 20, 22 Home Place and 377, 368 Davis Ave.
The property owners are listed as 18 Home Place LLC, and 8 Home Place LLC.

Four of the units would be incorporated as affordable housing, TPF Home Builders said in submitted documents, noting they have been "in conversation" with the Greenwich Affordable Housing Trust Fund.
The properties recently had seven structures, representing 12 units of housing, the documents say.

Recently, five structures on the parcels have already been demolished to make way for new construction, documents note. Two existing structures at 382 Davis Ave., and 8 Home Place would be renovated as part of the project.
The developers are including 35 parking spaces, "with investments in drainage, landscaping and topographical work to enhance the enjoyment of living," TPF Home Builders said.
"Site plan and building design is being developed in partnership with Huestis Tucker with a goal of integrating beautifully into the local neighborhood," the developers added. "These buildings are planned to be constructed with a focus on energy efficiency with a prefab/modular construction partner."
Additionally, "thoughtful pathways" would be incorporated in the project for convenient access to nearby Bruce Park.
A pre-application review has not yet been scheduled before the Greenwich Planning & Zoning Commission.
The pre-application process generally allows for a non-binding discussion with the commission about the pros and cons of a proposal.
