Greenwich Office Building Could Be Turned Into Luxury Apartments
The proposal calls for the conversion of an office building to 10 residential units, including an affordable unit, according to P&Z docs.
GREENWICH, CT — An office building located at 530 Old Post Road on the western side of Greenwich could be turned into luxury apartment units, according to documents submitted to the town's Planning & Zoning Department.
The applicant, 530 Old Post Road Partners LLC, is seeking a special permit and change of use from office to 10 residential units, including one affordable unit. The property sits on a 20,000 square-foot lot.
"The existing office building located at 530 Old Post Road will undergo a transformative conversion to accommodate a residential use, enhancing both its functionality and aesthetic appeal," said Emmanuel D'Amore, a White Plains, N.Y.-based architect, in submitted documents. "This adaptive reuse project will provide a dynamic living environment in a prime location, offering a blend of modern design and sustainable building practices."

The ground floor of the building would be redesigned to house four residential units and an indoor recreation area, submitted documents say.
Three modern apartments would be located on the second and third floors. Two of the upper-level apartments are planned to have access to private roof terraces, "accessible via a staircase beneath a sleek, glass sliding skylight. This unique feature will offer residents stunning views and an exclusive outdoor living experience."

The exterior of the building "will be a refreshed aesthetic with the installation of modern, horizontal PVC siding. The larger, strategically placed windows will maximize natural light, creating bright, airy living spaces within the apartments," submitted documents say. "These design improvements will not only enhance the building's visual appeal but will contribute to the overall comfort of the building's occupants."
An upgraded insulation system would be installed in the building, as well as a new, energy-efficient HVAC system.
Additionally, the property will be enhanced through landscaping and exterior lighting.
The existing parking area under the building would be repurposed "to create an inviting and functional living space that integrates seamlessly with the surrounding community," submitted documents say.
The ground floor would be resurfaced to accommodate 17 outdoor parking spaces, along with an outdoor recreation area for residents who live in ground floor units.
"This conversion project represents a significant step forward in revitalizing 530 Old Post Road, transforming it into a vibrant, sustainable residential building that aligns with the community's goals while providing high-quality, modern living spaces," D'Amore said in submitted documents.
The application has not yet been scheduled for a pre-application review before the Greenwich Planning & Zoning Commission.
The pre-application process allows for a non-binding discussion with the commission about the pros and cons of a proposal before a substantial investment is made in developing plans, reports and studies.
