Greenwich Office Building Reaches Full Occupancy After More Than 23,000 Square Feet Of Leasing
The leasing activity included new leases, renewals and expansions involving four tenants.
GREENWICH, CT — Global commercial real estate firm Newmark has announced it has arranged 23,248 square feet of office leases at 777 West Putnam Ave. in Greenwich, bringing the Class A office property to 100 percent occupancy.
Senior Managing Director Benjamin Goldstein served as the exclusive leasing agent for the property and represented the owner, Shelbourne, in the lease negotiations, according to an announcement.
"Reaching full occupancy at 777 West Putnam reflects Shelbourne's successful execution of a comprehensive repositioning strategy," said Goldstein in an announcement. "Ownership's commitment to enhancing the tenant experience through targeted capital improvements, hands-on management and best-in-class amenities has solidified the property's position as a premier office destination in Greenwich."

The leasing activity included new leases, renewals and expansions involving four tenants:
- Knighthead Funding completed a long-term renewal and expansion totaling 13,759 square feet on the third floor, expanding its Connecticut headquarters.
- Knighthead Life Insurance signed a long-term lease for 3,718 square feet on the third floor and relocated to 777 West Putnam Ave.
- Wexford Capital completed a long-term renewal for 3,590 square feet on the first floor.
- Deccan Capital signed a long-term lease for 2,181 square feet on the third floor and relocated to 777 West Putnam Ave.
The building, originally constructed in 1976, is a 134,000-square-foot Class A office property that formerly served as the headquarters of Nestlé Waters North America.

Ownership recently completed a repositioning that included a new lobby and reception area, upgraded security and tenant management systems, enhanced common areas, a café and an outdoor patio, Newmark said.
Current tenants include Marc Fisher Footwear, The Richman Group, Knighthead Funding LLC and Stark Office Suites.
Located along Route 1, the property provides access to Interstate 95 and Metro-North Railroad service through the Greenwich and Port Chester stations.
According to Newmark Research, leasing activity in Fairfield County totaled about 780,000 square feet during the first quarter of 2026, exceeding both the previous year's level and the market's long-term average.
The firm said demand continues to focus on Class A office properties with amenities as tenants prioritize workplace experience, accessibility and talent attraction.
