Greenwich P&Z To Review Office Redevelopment, 6-Unit Housing Proposal
Here's what's on tap for the Greenwich Planning & Zoning Commission's upcoming meeting.
GREENWICH, CT — The Greenwich Planning and Zoning Commission is scheduled Tuesday to consider the redevelopment of an office property on Steamboat Road and a six-unit housing proposal on Old Post Road No. 2, along with several other land-use applications.
The meeting is scheduled for Tuesday, Sept. 1, at 4 p.m. and will be held virtually via Zoom. The agenda states that comments or concerns regarding pending applications may be submitted to the commission.
A public hearing is scheduled on an application from Berkley Insurance Company to demolish an existing legally nonconforming office building at 475 Steamboat Road and reconstruct it on the same footprint. The proposal also calls for a subsurface parking garage, new site lighting, a resurfaced and reconfigured parking lot, landscaping, stormwater management systems and associated site work on the 2.915-acre property.

The commission is also scheduled to hold a public hearing on a proposal for a six-unit residential development at 43 Old Post Road No. 2. The project would include one affordable housing unit and associated site improvements on the approximately 17,000-square-foot property.
Another public hearing involves a proposed zoning text amendment from Happy Hour Fitness LLC that would allow certain uses by special permit in LBR zones. A related application seeks approval to convert 1,798 square feet of existing retail space at 100 E. Putnam Ave. into a group fitness studio for a maximum of 10 students and one instructor, with an ancillary retail component. No site work is proposed.

The commission is also scheduled to continue a public hearing on a proposal to construct a pool house at 71 Ridgeview Ave., where the total volume of structures on the property would exceed 150,000 cubic feet. The hearing opened Aug. 4.
Before the public hearings, commissioners are scheduled to consider several applications during the regular meeting. The YMCA of Greenwich is seeking to increase the cap on children ages 6 months to 5 years in its child care program at 50 E. Putnam Ave. from 28 to 42.
The commission may also review a proposed subdivision of a 10.37-acre property at 21 Aiken Road into two parcels, with approximately 1.56 acres, or 15 percent of the total property, designated as open space.
Several pre-applications are listed as discussion items. One calls for demolishing an existing two-family home and pool at 520 Indian Field Road and constructing a new single-family residence and tennis court with an indoor padel court and swimming pool. Another proposes an oversized residence with indoor athletic uses across four parcels totaling 101,606 square feet at 59, 63 and 75 Maple Ave. and 8 Park Ave.
Alpha School is also scheduled for a pre-application review of a proposal to change the use of a 16,391-square-foot property at 20 E. Elm St. from retail to school use.
