Mansion With 40-Car Garage Proposed In Greenwich

GREENWICH, CT — A nearly 19,000-square-foot mansion and a basement garage with room for 40 cars are being proposed in Greenwich, according to documents submitted to the town's Planning & Zoning Commission.

The applicant has assembled four parcels of land for the project: 59, 63, and 75 Maple Ave., and 8 Park Ave., attorney Thomas J. Heagney explained in the project narrative.

Three homes at the Maple Avenue addresses, totaling 15,753 square feet, have been demolished, and the house at 8 Park Ave. and its detached 3,169-square-foot garage remain.

The proposed 18,631-square-foot mansion would feature five bedrooms, two three-car garages, and a basement including an indoor pool, squash court and art gallery, and an area for the applicant's car collection that would provide 40 spaces, Heagney said.

The driveway on Park Avenue would be retained to access both the underground garage and the two three-car garages attached to the first floor of the house.

Additionally, as part of the house's design, a center atrium is proposed, and as part of the patio adjacent to the first floor, an indoor pool is planned. A tennis court is also being proposed.

The detached guest suite would have a living room and two bedrooms, Heagney said, noting the entire site would receive landscaping, including native and deciduous evergreen trees.

The indoor athletic use and the proposed volume of the single-family house and guest quarters exceed the 1,200-square-foot and 150,000-cubic-foot requirements, requiring a special permit when a final site plan is submitted, Heagney said.

The proposal is expected to go before the Greenwich Planning & Zoning Commission in the coming weeks.
