Plans For New Office Building In Downtown Greenwich Submitted To P&Z

The proposal calls for the demolition of several structures and the construction of a three-story office building, according to P&Z docs.

GREENWICH, CT — Plans to demolish several structures and construct a new three-story office building in downtown Greenwich have been submitted to the town's Planning & Zoning Department.

According to the documents, Berkley Insurance Company, which is listed at 475 Steamboat Road, recently purchased properties at nearby 44-59 Davenport Avenue and 537/545 Steamboat Road.

The properties include a four-story and two story office building with surface and underground parking, two residential dwellings and "an ironworks with office space," attorney for the applicant, Thomas J. Heagney, said in submitted documents.

"The property is currently non-conforming as to setbacks, site coverage, floor area, stories, height and parking. There is 40,900 square feet of floor area on site with approximately 80 parking spaces," Heagney said.

Berkley Insurance is proposing to demolish the existing structures and construct a three-story office building with the same square footage and additional parking, Heagney added.

The proposed plan would call for maintaining curb cuts on Steamboat Road and on the north side of the property, Heagney noted, but curb cuts along the east side of Davenport Avenue would be eliminated.

Berkley Insurance is seeking a pre-application review from the Greenwich Planning & Zoning Commission.

The pre-application process generally allows for a non-binding discussion with the commission about the pros and cons of a proposal.

The proposal has not yet been scheduled to go before the commission.
