The list includes a historic Italianate inn that could be a private home again.

GROTON, CT — The Groton side of Mystic holds the top of the town's housing market. All five of Groton's most expensive homes for sale on Zillow.com are in or overlooking Mystic, led by a historic Italianate inn that could be a private home again.

No. 1 on the list is 15 Elm St., a historic inn steps from downtown Mystic, asking $6,495,000. The Italianate Victorian, built in 1860, has three grand parlors with hand-painted ceilings, a commercial kitchen, a dining room that seats 30, five original fireplaces converted to gas, a registration area and a belvedere with views across three states. The listing pitches it as a boutique inn or a luxury residence and says it's zoned for business or private use. Zillow lists 10,335 square feet, eight bedrooms, nine full bathrooms and two half bathrooms on 1.52 acres; the description says 10,500 square feet, eight full and three half bathrooms and 1.49 acres. It has been on Zillow for 345 days.

Just behind it is a 1931 Georgian Colonial on the western shore of the Mystic River at 30 Essex St., listed at $4,750,000. The 5,926-square-foot house sits on a quiet cul-de-sac on 0.68 acres and has seven bedrooms, six full bathrooms and two half bathrooms. The listing says the owner has upgraded the electrical, heating, roof and seawall over the past 23 years. It has been on Zillow for 134 days.

Rounding out the top three is 8 Park Place, a shingled 1890 house at the end of a dead-end street with 176 feet of Mystic River shoreline and a private dock, listed at $3,295,000 after a $200,000 price cut on Sept. 22. It looks straight across at Mystic Seaport Museum's tall ships and lighthouse. The 3,176-square-foot house has five bedrooms, two full bathrooms and two half bathrooms. It has been on Zillow for 33 days.

No. 4 is 21 Grove Ave., on the bank of the Mystic River within walking distance of town, listed at $2,950,000 after a $300,000 price cut on Aug. 21. Built in 2007 and offered for the first time, the 5,686-square-foot house has four bedrooms, five full bathrooms and one half bathroom on 0.95 acres, including two primary bedrooms, plus a bluestone patio overlooking the river. It has been on Zillow for 157 days.

Closing out the top five is a penthouse condo at Central Hall in downtown Mystic: unit 11 at 22 W. Main St., asking $2,150,000. That works out to about $1,229 per square foot for the 1,750-square-foot unit, built in 2017, which has two bedrooms, two full bathrooms and one half bathroom. It comes with approved moorings, a private dinghy dock and gated parking. It has been on Zillow for 39 days.

Prices, listing status and days on market are from each property's Zillow.com listing as of Oct. 26, 2026, and may change. Only homes marked "For sale" or offered as new construction were included; pending, coming-soon, land-only and multifamily listings were left out.
