HAMDEN, CT — Home prices in Hamden have continued to trend upward over the past decade, with a notable increase over the past year.
The typical home value in town is now about $364,841, according to Zillow data. Over the past year, values have increased roughly 5.6 percent.

While growth was more gradual for much of the decade, prices began to accelerate around 2020, when housing demand surged during and after the COVID-19 pandemic.
Market activity remains active, with about 122 homes listed for sale at the end of March and 52 new listings added during the month.
The median sale price in Hamden was about $333,333 as of late February, while the median list price stood at $346,633 at the end of March.
Homes are taking slightly longer to move compared to some nearby markets, with a median of 26 days to pending, though demand remains steady.
Sales conditions are mixed, with about 32.5 percent of homes selling above list price, while roughly 43.2 percent sold below list, according to Zillow data.
Even as the pace of increases has shifted more recently, overall values remain significantly higher than they were just a few years ago.
