LEDYARD, CT — From a compact two-bedroom near Mill Cove to a 2.32-acre spread on Christy Hill Road that fetched the batch's top price, Ledyard real estate has covered plenty of ground over the past few weeks.
There were five homes sold in Ledyard between Sept. 3 and Sept. 18, with a top price of $480,000, according to Zillow.com.
84 Christy Hill Road sold Sept. 18 for $480,000, the top price of this batch. The Gales Ferry property sits on 2.32 acres, the largest lot among these five sales, and is a three-bedroom, two-bath home measuring 1,594 square feet.
8 Mill Cove Road, also in Gales Ferry, sold Sept. 11 for $275,000, the lowest price in this batch. At 864 square feet, it's a two-bedroom, one-bath home, the smallest floor plan among these five sales, on a 0.35-acre lot.
861 Shewville Road sold Sept. 9 for $350,000. The three-bedroom, three-bath home comes in at 1,498 square feet on a 0.96-acre lot.
56 Terry Road, in Gales Ferry, sold Sept. 8 for $415,000. At 1,788 square feet, it's the three-bedroom, three-bath home with the largest floor plan in this batch, on a 1.08-acre lot.
4 Stevens Ave. sold Sept. 3 for $430,000. The four-bedroom, two-bath home measures 1,306 square feet on a 0.34-acre lot, the smallest lot in this batch, and its $329.25-per-square-foot price was the highest rate among these five sales.
Three of the five most recent sales in Ledyard landed in Gales Ferry, the village along the Thames River on the town's western edge, while the other two sold in Ledyard proper. Prices ranged from $275,000 to $480,000, and per-square-foot rates ranged from $232.10 to $329.25 — a reminder that the priciest sale isn't always the priciest by the square foot, as 4 Stevens Ave. sold for less than half of 84 Christy Hill Road's price but at a higher rate per square foot. Lot sizes varied widely too, from a third of an acre in town to well over 2 acres in Gales Ferry.
