Here Are The 5 Most Recent Property Sales In Madison

The most expensive recent sale was for $1.4 million, according to information from Zillow.com.

MADISON, CT — From a 1,010-square-foot cottage on Pent Road that fetched over $1,000 per square foot to a two-bedroom on Madison Avenue for $1.4 million, Madison's real estate market has shown just how much a shoreline address can command.

Five homes sold in Madison between Sept. 4 and Sept. 14, with a top price of $1,400,000, according to Zillow.com.

The most recent closing in this batch is 98 Bishop Lane, which sold Sept. 14 for $1,055,000. The four-bedroom, three-bath home offers 2,303 square feet of living space on a 0.92-acre lot, at $458.10 per square foot.

The top price of the five belongs to 33 Madison Ave., which sold Sept. 10 for $1,400,000. The two-bedroom, three-bath home offers 2,378 square feet on a 0.47-acre lot, at $588.73 per square foot.

5 Thelbridge St., Unit 5 sold Sept. 8 for $605,000. The two-bedroom, three-bath condo offers 2,135 square feet, at $283.37 per square foot.

Also selling Sept. 4, 44 Pent Road sold for $1,170,000. The two-bedroom, two-bath home offers just 1,010 square feet on a 7,405-square-foot lot, at $1,158.42 per square foot — by far the highest per-square-foot price of the five, and among the smallest homes in the batch.

The same day, 69 Garnet Park Road sold for $630,000. The two-bedroom, one-bath home offers 1,190 square feet on a one-acre lot, at $529.41 per square foot.

What this says about the Madison market: Four of the five sales in this batch were two-bedroom homes, yet prices ranged from $605,000 to $1.4 million — and the smallest home of the five, on Pent Road, brought in roughly double or more the per-square-foot rate of every other sale in the batch.
