Manchester Home Sales Strong For July With Higher-End Properties Leading The Market

Manchester's housing market remained active throughout July, with dozens of homes changing hands across a broad range of price points, according to recently sold listings posted on Zillow.

Sales ranged from $135,000 for condominium units to $850,000 for a single-family home at 300 Gardner St., the month's highest reported sale. Other top sales included:

The market also showed strong demand in the middle price range. Many traditional three- and four-bedroom homes sold between $300,000 and $400,000, including properties on Bretton Road, Campfield Road, Broad Street, West Center Street, Chester Drive and Cottage Street.

Condominiums continued to offer more affordable options, with several units selling between $235,000 and $355,000, including homes on Ambassador Drive, Green Road, Oakland Street, Gianna Drive and Esquire Drive. A pair of lower-priced condo sales closed at $135,000.

The sales activity aligns with broader market trends in Manchester. Zillow reported the town's typical home value at about $338,000 as of the end of June, up 4.3 percent from a year earlier. Homes were going under contract in approximately six days, with more than 70 percent of sales occurring above the asking price during the spring market.

Overall, July sales reflected continued buyer demand across nearly every segment of Manchester's housing market, from entry-level condominiums to higher-end single-family homes, with especially strong activity in the $300,000-to-$400,000 price range.
