The same day, 17 Oak Forest Drive, Unit 5 sold for $275,000. The two-bedroom, one-bath condo offers 1,010 square feet, at $272.28 per square foot.
296 Ferguson Road sold Sept. 11 for $412,000. The three-bedroom, two-bath home spans 1,892 square feet on a 0.7-acre lot, at $217.76 per square foot.
451 Birch Mountain Road sold Sept. 10 for $350,000. The three-bedroom, one-bath home offers 1,493 square feet on a 0.87-acre lot, at $234.43 per square foot.
Also closing Sept. 10, 355 Burnham St. sold for $415,000. The three-bedroom, one-bath home offers 1,380 square feet on a 0.46-acre lot, at $300.72 per square foot.
What this says about the Manchester market: Four of the five sales in this batch were three-bedroom homes, with prices from $350,000 to $456,000, while the lone condo sold for less but at a higher per-square-foot rate than three of the four single-family homes.
