Take A Tour: Manchester's 5 Priciest Homes On The Market Right Now

New construction certainly isn's cheap in Manchester.

| Updated

MANCHESTER, CT — Buyers looking for Manchester's most expensive homes will need some patience: none of them has been built yet. All five of the priciest homes listed for sale in town on Zillow.com are new construction still on paper, from a ranch along the golf course to custom houses next to Case Mountain.

No. 1 on the list is a ranch to be built on a lot along the golf course at 580 S. Main St., near the Glastonbury town line. It's asking $799,995 after a $40,000 price increase on Oct. 7. Zillow lists the planned home at 2,304 square feet with three bedrooms and two full bathrooms on 0.7 acres; the listing describes the plan as about 2,100 to 2,300 square feet. It has been on Zillow for 53 days.

Just behind it, at $798,000, is a custom-build lot at 106 Rock Ridge Road, in a neighborhood off High Ledge Circle that borders Case Mountain Preserve and its hiking and biking trails. Zillow lists four bedrooms, two full bathrooms and one half bathroom in 2,700 square feet on 0.46 acres; the listing prices the build at $290 per square foot for about 2,800 square feet, using the buyer's own plan or the builder's. It has been on Zillow for 255 days.

Rounding out the top three is a house to be built at 600 Lydall St., listed at $780,000 after a $60,000 price cut on Aug. 11. The lot of just less than an acre backs up to about 200 acres of town-owned land. Zillow lists the planned home at 2,600 square feet with four bedrooms, two full bathrooms and one half bathroom; the listing calls it about 2,795 square feet with an attached two-car garage. It has been on Zillow for 123 days.

No. 4 is a 2,400-square-foot Cape to be built at 34 Rock Ridge Road, asking $719,900. It has four bedrooms, two full bathrooms and one half bathroom on 0.53 acres, with a first-floor primary suite and central air. It has been on Zillow for 123 days.

Closing out the top five is another Case Mountain lot, 85 Rock Ridge Road, at $661,360. Zillow lists a 2,362-square-foot home with four bedrooms, two full bathrooms and one half bathroom on 0.52 acres, and the listing prices custom builds of at least 2,100 square feet at $280 per square foot. It has been on Zillow for 592 days.

For buyers who want a house that's already standing, the priciest one in town is 314 Briarwood Drive, a 2004 Colonial listed at $599,900. It has 2,252 square feet, four bedrooms, two full bathrooms and one half bathroom, with a two-story foyer and a living room with a Palladian window and gas fireplace. It has been on Zillow for 24 days.

Prices, listing status and days on market are from each property's Zillow.com listing as of Oct. 26, 2026, and may change. Only homes marked "For sale" or offered as new construction were included; pending, coming-soon, land-only and multifamily listings were left out. A 16-acre lot on Oakland Street listed at $3,998,000 was also left out.
