wish it was always that simple, unfortunately every situation is unique
and can require different solutions. After speaking to these clients I
could understand why they had a bad experience.
This
was one of those cases when a mortgage should not be in both names.
Here was a situation where the wife’s income was sufficient to
accomplish a mortgage, as the husband is self-employed and shows so many
write offs that it made a joint debt ratio an impossibility.
It
wasn’t a comfortable conversation for Craig to hear but once I
explained that we would have him on title, he was all in on this
solution. I gave them their pre-qualification letter so that they could
begin their home search.
