“Email Through My Website, I’m Shopping for a 3% Rate”

I don’t normally respond to emails like this, as this is someone that is in dreamland and I don’t know what possessed me, but I responded to him. 

“Thank you for your email, unfortunately a 3% interest rate for a 30 year mortgage is not available, 4.25% is more realistic. I’m assuming that you sent this email out to a number of people, I’m curious if you got any response?” 

I got an email back within minutes. “Yes, I sent the email to a number of folks, but you were the only one that responded. I have done some additional research and am now very aware, that a 3% interest in not available. I currently have a $900,000 mortgage on our home and want to pay it down and refinance to a $417,000 loan.” 

About an hour later he called and left a message for me. “I did a little homework online, I want you to do our mortgage. What do you need from me to begin the process?” 

Anytime, I think I have this business figured out, I quickly realize, I don’t have it figured out at all. It sure does pay to have an online presence.
