Manchester's J.C. Penney Distribution Center Sold for $70M

J.C. Penney has completed a $70 million sale-and-lease transaction for its Manchester distribution center.

MANCHESTER, CT — J.C. Penney has completed a $70 million sale-and-lease transaction for its Manchester distribution center with developer Winstanley Enterprises, according to the buyer and town records.

The center measures 1.9 million square feet and sits on 163 acres at 1339 Tolland Turnpike.

Upgrades — to the tune of about $40 million — will include a new roof and sprinkler system and LED lighting, according to the buyer.

“This facility is one of the largest distribution warehouses on the Eastern Seaboard, and we are very excited to breathe new life into the property,” according to a statement released by Adam Winstanley, a Winstanley principal. “We look forward to working closely with the community, creating new local jobs and offering distribution tenants a top-tier facility centrally located here in Manchester.”

  • A 1,079,000-square-foot distribution facility in Windsor Locks leased to Stop & Shop.
  • A 500,000-square-foot facility on the Lego campus in Enfield that Advanced Auto Parts used as a Northeast distribution center.
  • A 600,000-square-foot office-warehouse/distribution facility leased to Lego and Coca-Cola Bottling in Enfield.
  • A 450,000-square-foot warehouse in Bloomfield leased to Home Depot and used for lumber.
