“The Mortgage Business is a Communication Intense Business”

I can’t thank you enough for talking me off the ledge. I was pretty
freaked out when I called you, after being told my loan was denied 3
days before I’m supposed to close. Still hard to understand when I have
been paying $1250 month rent for the last 4 years and a mortgage payment
will be under $1000.

After
listening to you for a few minutes, it didn’t take me long to figure
out that you were much more than a loan officer. I told my agent that I
still want to purchase the home and would be working with you to get the
mortgage. As you asked attached is the letter of explanation regarding
my being out of work last year for two months and two late payments on
my car and rent. I wonder why they didn’t ask me? It is also hard to
understand that they told me my credit score dropped to a 602 and when
you ran it yesterday, it was a 654, still not sure I understand how that
happens.

Let
me know your thoughts on the letter and I will see you Monday morning.
Also, my Realtor asks if you could do a pre-qualification after the
application. She asked me to get some business cards for her.

I
wish I could say that all mortgages are easy to do but that is not the
case. In many situations like the info this client shared it takes more
work and preparation to build a case as to why a marginal loan should be
done, especially when there is good work history and rental history.

Haven’t
we all heard about bad things happening to good people? This is one of
those situations and it just means that I will have to work a little
harder and smarter to get her loan accomplished.
