“My Client Bought a Home Below the Real Value”

While meeting with my client for the mortgage application. She showed me the MLS sheet. The photo looked like there was a foot of snow on the ground and the property had been on the market for 6 months.

 

I asked the client what the property looked like now? There was no snow on the ground, but there was garbage all around the property. I couldn't help wondering what was worse, a foot of snow or all the garbage?

It turns out that the sellers were elderly, so I can understand they might not have been able to physically do any clean up, but what kind of coaching did the listing agent give these sellers? I can’t imagine that any selling agents wanted to bring their clients to the property, after seeing the one MLS photo.

I wouldn't be surprised if the appraised value comes in 10-20% above the sales price? I love the idea that my client got a great buy on the home, but also felt bad for the sellers at the same time.
