Hope you are doing well.
It's XXXX a year later & we have run into another potential house.
The figure will likely be a hefty $450,000.00 and we're looking to put $100,000.00 down to meet the 20% down to avoid the PMI. Could you give me your best APR for a "fixed rate for both 15 & 30 years, without a pre-payment penalty" please?
If we meet a price in the next week or so, I'll be looking to finalize the offer and do the closing sometime between Memorial Day and mid-June.
My credit stands at 750 and I prefer not to do a credit check at this point, as I had one done in the past week or two.
Also, if I may ask ... I may try to sell my own house as a 4-Sale by Owner for one month before going real estate direction. May I ask you the suggestion that you had for posting on MLS?

Fortunately, the sale of the current home is not a factor for the new purchase, but I would still recommend Listing with a Realtor in most cases.
The market is so competitive in most areas and this client loves to negotiate and look for the right deal. Hopefully success will finally happen now, a year later.
