
“One More Year to Wait”
Dear Joe,
Thank you for your response to our letter and information. I know we are only a year out from discharge but is there anything we can do to try and buy at this time. We have never owned a home and our credit is high 600s (fair). Is there anything through FHA or other mortgage lenders that would look at us? I wanted to reach out once again. My intention was to never withhold the bankruptcy and waste your time, and I apologize if you thought that.

Based on the current guidelines if someone has gone through a bankruptcy and no real estate was involved, you must wait 24 months past the discharge date.
Also, based on current income, credit and available down payment, FHA would be the correct mortgage solution. But another year of waiting would be required.
