A Realtor that I work with from time to time called me Saturday morning asking if I would be available that afternoon to receive any calls from prospective clients as she was doing an open house from noon to 3:00. She told me that the loan officer that has space in her office was supposed to be there, but bailed that morning.
I told her that I would have my phone on. At 2:30 I got a call from her asking if I would speak to a first time home buyer couple. I spent a few minutes with them and they shared they were driving by and happened to see the sign and decided to check out the house, they said it was love at first sight.
I took them through the preapproval process and it turned out that these folks were well qualified to purchase the home. I explained what the mortgage payment would be and as it turned out the payment was within $100 of what they were paying for rent. I told them that I would email the preapproval for them Monday morning.

I got an email from the Realtor Monday morning letting me know that the folks that I preapproved are now under contract on the home. I sent her and the clients the preapproval.
