“Should a Home Inspection be done on a New Home?”

A client of mine was buying a home in a 55+ development. I have never really understood why they are labeled 55+, but I digress. Anyway prior to entering into the agreement she contacted me to get preapproved and wanted to get some general coaching, as she had only done a purchase once before and last time around she pretty much relied on her husband, who has since passed. 

One of the things I asked her about, did she need a referral for a home inspector. She asked me, why she needed a home inspection on a new home. I shared a number of reasons and gave her a referral. Fast forward 30 days, she had already entered into a purchase agreement and one of the contingencies was for a home inspection to be done.

Once completed there were 6 different issues, two of which the inspector considered construction flaws. Her Realtor went back to the listing agent to have these items correct, which they agreed to do. I can tell you she has let me know many times how thankful she was for make sure she had the inspection done. 

As some of you may know, we have been flipping homes for many years. Often buyers come directly to me for the purchase. I always recommend that the buyers have an inspection done. If there is an issue, it gets handled. 

I see purchase agreements all the time and from time to time I see inspections waived, I still recommend that an inspection is done, conditioned for it or not.
