MANCHESTER, CT — The rental housing market in Manchester is showing signs of cooling this winter even as rents remain modestly above national norms, according to Zillow.com listings and market data updated in mid-February.
According to the latest Zillow rental trends, the average asking rent for properties in Manchester is about $1,850 per month, a decline of roughly $100 from the previous month but still about $189 higher than this time last year, reflecting a year-over-year increase in rental rates. Available listings span a wide range from under $700 for smaller units up to more than $3,600 for larger homes, with nearly 100 rentals currently on the market.
Despite the slight softening, Manchester’s rental market remains relatively stable. Zillow’s rental market indicator describes the market as “cool,” meaning renter demand is lower than the national average, suggesting less upward pressure on prices. Rent levels in Manchester also remain slightly below typical suburban Connecticut markets but generally above the national average, where rent trends have flattened or in some areas declined.

Zillow listings show a variety of units available, including one- and two-bedroom apartments and single-family homes in the Buckland Hills and other neighborhoods with asking rents ranging from roughly $1,600 to more than $2,800 depending on size and amenities.
