MILFORD, CT — The Milford Planning and Zoning Board approved new restrictions Tuesday aimed at preventing homeowners from building farther toward Long Island Sound than neighboring properties.
The board unanimously approved a citywide zoning amendment Oct. 20 limiting construction on residential properties bordering Long Island Sound to 90 feet from the front property line, measured from the street or public right of way.
The regulation applies to principal buildings, accessory structures and accessory buildings.
Justin Falco, a Cedar Beach resident who proposed the change, said some waterfront properties have grown substantially because of sand accumulation, potentially allowing homeowners to build hundreds of feet closer to the shoreline.
Falco said he discovered the issue while planning construction of his own home.
"Do I want someone down the road building way out in front of me?" he said, acknowledging his personal interest in the proposal. He also cited broader concerns about shoreline development.
Attorney Kevin Cruseaden, representing Falco, said the restrictions could help address environmental concerns, emergency access and structural safety.
Board members questioned whether the regulation could affect existing homes or create unintended consequences for smaller properties.
City Planner David Sulkis said smaller lots generally would not be affected and existing homes could be rebuilt in their previous locations.
The board expanded the proposal during the meeting to include accessory buildings and structures, preventing homeowners from circumventing the restrictions with garages or other improvements.
