Future Development Of Prospect Street Site Grows Clearer

The Naugatuck Planning and Zoning Board voted recently to approve a minor change to the proposal which dates back to 2015.

NAUGATUCK, CT β€” The five-year saga of what will happen to a parcel of land on Prospect Street continues. The Planning and Zoning Board voted recently to approve a minor change to the proposal which dates back to 2015.

The property had been approved for a gas station and retail store at 42, 46, 48 Prospect Street and 0 Golden Hill Street. But the plans have changed several times since 2015 to now.

Brian Plourde of GR Engineering in Thomaston presented plans on behalf of the owner, Prospect Avenue, LLC. Plourde gave some background on this property; back in 2015 originally approved for this property was 5 fueling stations and a 4,500 sq. ft. building, in 2017 there was a modification on this site plan to decrease the building to 2,975 sq. ft. and reconfigure the fueling islands and parking for a better flow.

Now they are looking for a modification to the site plan that would increase the building to 4,000 sq. ft., and they would keep the fueling stations as is. With the building stretched out, they will be adding 1 parking space, making it 16 parking spaces.

Wayne Malicki explained their first step is to decide if this is a minor or major change. A discussion took place on the reasons for the fluctuation on the building size each time and
about the sidewalks.
