Plans For Mixed-Use Development Filed In Naugatuck

NAUGATUCK, CT — A developer is seeking to construct a mixed-use development at 0 Prospect St. in Naugatuck. Details of what exactly would be included in the mixed-use proposal were not released but the developer wants approval by the Inland Wetlands Commission for a bridge culvert crossing Fulling Mill Brook, construction of buildings, parking and roadway for a mixed use development at 0 Prospect St.

The applicant is Madgi Bebawi and Onsi Tawadros. Brian Plourde with GR Engineering, LLC, explained the location of the site and the plan for the mixed-use development of retail/commercial and apartments/condos. A detailed discussion took place on the wetlands area and adding a bridge over the watercourse to access the site.

Plourde handed out a map depicting the buildings and watercourse locations along with information on the 3-sided bridge they would construct to access the site over the watercourse. He also went into detail about the piping they would need to do for the watercourse that was made by the property above by rerouted water onto this property, along with grading to the site and how steep the property is.

A brief discussion on how a site walk would be difficult because there is no access way currently over the watercourse, but was explained the site is visible from Prospect Street. This project would most likely take place in phases and is for the entire development not just the bridge.

Plourde explained to the commission he will go to the site and flag the area where the bridge
would be installed so the commissioners would have a better understanding of the property in conjunction with the plan.

The plans were just filed with the Borough and a public hearing is scheduled for 6:45 p.m. on March 4.
