Owners Of Popular New Canaan Restaurant Have Plans For Vacant Space
The zoning commission signed off on the applicant's request at a recent meeting.

NEW CANAAN, CT — The New Canaan Planning and Zoning Commission approved a site plan to allow for the development of 665-square-feet of second floor space at 105 Elm Street.
Attorney David Rucci described the building as an older commercial building that has two storefronts, one that houses Sole Restaurant, and another that is vacant, meeting minutes state.
The building has first floor entrances on Elm Street and a second floor entrance from the Town parking lot off Park Street. The owners of Z Hospitality, which owns Sole, are interested in converting the vacant space to another restaurant, according to meeting minutes.

Rucci said that in 2016 the town enacted a regulation that no more than 15% of the second floor can be developed. His client has received a variance to develop 20% of the second floor of the building.
Currently, 460 square feet is developed, but most of that space is occupied by a large stairwell. His client is proposing to add another 460 square feet which will be used for an office, food storage and refrigeration, meeting minutes state.
