New Milford Zoning Board To Hear Five Variance Requests

New Milford's Zoning Board will hear five variance requests involving signs, lighting, additions and decks.

NEW MILFORD, CT — The Zoning Board of Appeals is scheduled to consider five variance applications involving proposed or existing signs, lighting, building additions and decks when it meets Wednesday, Aug. 19.

The regular meeting is scheduled for 7 p.m. in the Loretta Brickley Conference Room at Town Hall, 10 Main St. The agenda includes a public participation period followed by five public hearings.

One application comes from Jesse Pruchnik for property at 7 Main St., Unit C. Pruchnik is seeking relief from zoning regulations governing illuminated and neon signs to allow a 45-inch-by-6-inch LED sign and two 12-inch round LED signs to remain.

The application also seeks relief from a regulation requiring building lighting used for security or aesthetics to be fully shielded or recessed and to prevent upward distribution of light. The requested variance would allow two strands of 18-foot string lights and one 12-foot strand to remain on the exterior of the building. The property is in the Village Center zone.

According to the agenda, that public hearing may remain open until an extension is received by Aug. 19, with 35 days of extension time remaining.

The board will also hear an application from Nelson DaSilva for 269 Danbury Road. DaSilva is seeking several variances related to a proposed 40-by-65-foot addition that would provide showroom space on the property, which is in an industrial zone.

The requested relief includes reducing the required front landscape area from 50 feet to 25 feet and the front-yard setback from 100 feet to 25 feet. The application also seeks permission for outside storage 5.1 feet from the rear property line and relief from a regulation governing single-family uses in an industrial zone.

That hearing may remain open until an extension is received by Sept. 16, according to the agenda.

Three other hearings involve residential properties.

Andrew Harvey is seeking a variance for 467 Long Mountain Road to reduce the required 50-foot front-yard setback to 18.2 feet. The variance would allow construction of an 18-by-26.5-foot, two-story addition in the R-80 zone.

Thomas Handwick is seeking relief for property at 9 Pleasant View Road to reduce a required 50-foot rear-yard setback to 43.7 feet. The request would allow construction of a 17-by-24-foot deck in the R-60 zone.

Susan Luske is seeking a variance for 22 Erickson Road to reduce the required north side-yard setback from 30 feet to 27 feet. The request would allow an 8-by-13-foot deck that is under construction to remain on the property, which is in the R-40 zone. The agenda says each of those three hearings may remain open until an extension is received by Sept. 16.

Following the public hearings, the board's business meeting will include discussion and possible decisions on any hearings that have closed. Members are also scheduled to consider accepting the minutes of their July 15 regular meeting and address bills, communications and other business.
