
Sellers usually have a price in mind when it comes to selling their houses. Sometimes people think the price should be determined by the price they paid plus the money they put into the home over the years and then add on brokers commission and a little extra for wiggle room. Some people think the price should be what their neighbor sold for and add on a gazillions cause their house is 10 times nicer. Some people research solds and do a price per square foot average and come up with a value that way.
Realtors use a form of all the above but we tend to be much more objective and not emotionally tied to the property. We do consider recent sales that have the least amount of adjustments and are similar to the house we are pricing. We look at the individual house and consider condition,location,style,size. We then look at the market conditions. I always offer free price opinions.
