Lease Deals Closed At Norwalk Office Building

Avison Young and Hanover Real Estate Partners closed deals at 535 Connecticut Ave.

From Avison Young: Sean Cahill, Principal and Managing Director of Avison Young’s Fairfield/Westchester office, announced the closing of two leasing transactions at 535 Connecticut Avenue in Norwalk.

Best Friends Pet Care Inc. has agreed to lease 2,368 square feet of office space for its regional offices. The company runsa pet care service and has 30 state-of-the-art boarding facilities in 15 states. Jackie Durels of Newmark Knight Frank represented the tenant in the transaction.

KenCast Inc., a content delivery service, also agreed to a 5,486 square foot extension of its lease at the building where they have been a tenant since 2011. Paul Kauffman and Mark Jacobs of JLL represented the tenant in the transaction.

In September 2018, Hanover Norwalk Investors LLC, an affiliate of Hanover Real Estate Partners of Greenwich, Conn.purchased the building. Since then Hanover has instituted an aggressive program of upgrades to the property and improvements to overall building management.

Hanover named Avison Young as the exclusive leasing agent for the building in December. Christopher Grundy and James Searl are also on the Avison Young team representing the new owners of the property. Christopher Grundy said, “535 Connecticut Avenue attracts and retains tenants who require rapid access to Interstate 95, as well as the Sono and Darientrain stations via the building’s private shuttle service.”

The building contains 170,000 square feet of Class A office space and is owned and managed by an affiliate of HanoverReal Estate Partners. The building offers a full floor availability of approximately 29,000 square feet as well as built-to-suit and existing suites as small as 1,600 square feet. The building’s current tenants also include Crius, UBM, Northwestern Mutual and Belvoir.
