The City of Norwalk Has Completed Neighborhood Sidewalks and Last 32 Townhouse Apartments at Summerview Square Will Be Completed This Fall

At Norwalk’s apartment community, Summerview Square, William Pitt Sotheby’s International rental specialist, Michael Church, has leased up each phase of townhouse apartments within two weeks of their release, and he continues to fill vacancies within a matter of days.

“It goes without saying, that the Norwalk rental market is extremely strong, and can handle the absorption of 740 some units projected for development,” says Church.  “We're continuing to see record low vacancy rates.” 

According to “The State of the Nation’s Housing 2013,” a report released by Harvard’s Joint Center for Housing Research, new rental housing construction in the Bridgeport/Norwalk/Stamford CT metro area approached all-time highs. But it seems that the high level of construction is simply making up for lost time.

During the downturn, new apartment supply fell precipitously and it will take at least three or four years to fill that deficit. Builders are only now starting to address that imbalance, and according to  the Housing 2013 report, “the demand for apartments is strong enough to absorb this supply”.

The apartment sector is being boosted in part because most of the recent job growth has benefited people 34 years old and younger, and more than seventy-five percent of the Gen Y demographic wants to be in or close to an urban center. In Norwalk, as in other cities throughout the country, 35% of residents are renters.

At Summerview Square, many  tenants are Gen Y execs who identify with the 30 year old leasing agent, Michael Church, and his love of the action and convenience of Norwalk and city living. In fact, Church lives in the same north side neighborhood in a period Victorian home he rehabbed.

Last 32 Summerview Square apartments are slated for completion this fall

Along West Main, Summer and Jefferson streets, colorful townhouses with full length porches blend right in with the neighborhood’s turn of turn of the century Victorian style two family homes. The last 32 units will be completed this fall, and a furnished two bedroom 2 ½ bath townhome and a three bedroom 2 ½ bath model will be available during what promises to be a quick lease up.

Last month, the City of Norwalk paved Summer and Jefferson streets and put in sidewalks - the final step in the revitalization of this north side neighborhood.

Four years ago Summerview Square LLC purchased several abandoned buildings and hired Summerview Development Group, a construction management and general contracting company specializing in large scale residential and commercial construction, to build and manage the project. But before Andrew LaSala and his partner, Steve Berko, built the first townhouse rental unit at Summerview Square, they worked with the West Main Street Neighborhood Association to clean up and secure the neighborhood, and return it to its residents.

Now that the last Summerview Square units are nearing completion, partners Andrew LaSala and Steven Berko, are combining their construction management skills with the land acquisition and marketing skills of Michael Church to take on some exciting new projects in Norwalk and surrounding areas.
