Mixed-Use Building Sold In Derby

The property was purchased by an investor out of New Haven County for $410,000.

DERBY, CT — A mixed-use building located at 182 and 184 Elizabeth Street in Derby recently sold for $410,000.

According to a news release provided by Colonial Properties, Inc., an Orange-based real estate firm, the 7,000-square-foot building located on 0.14 acres was sold by Carmelina Properties, LLC to an investor out of New Haven County.

Fred Messore, broker and vice president of Colonial Properties, represented the seller and Tony Vitti, also of Colonial Properties, represented the buyer.

The seller was also represented by attorney Paul Begemann of Gesmonde, Pietrosimone & Scrignari, LLC in Hamden, and the buyer was represented by attorney Brian Lema of Berchem Moses P.C. in Milford.

The sale was among three transactions announced Tuesday by Michael Richetelli, president and designated broker of Colonial Properties.

According to Richetelli, Messore also represented landlord John P. Candelora Revocable Living Trust in the leasing of a 6,200-square-foot freestanding industrial building located at 33 Chestnut Street in Wooster Square, New Haven, to Geronimo Commissary, LLC for a five-year lease term.

Messore also represented landlord Leo Scillia in the leasing of a 1,300-square-foot garage bay with outside storage, located at 295 Front Avenue in West Haven, to a HVAC contractor for a one-year lease term.
