ZC-24-06 Housing Strategy Tool Kit should be denied as a mechanism for spot zoning and creating land uses that are an abomination of land regulations.

Affordable housing should not be regulated as a mechanism for Social Engineering.

In the past, regulations in land use with requirements for affordable units has not been able to be sustained.

55 and over units on Knoll Lane that were the first homes under regulations were immediately changed as residents could not sell their property with these restrictions.

The homes on Bushy Hill Road with restrictions were lifted by a vote of the Board of Selectmen.

The Eno Farms Affordable Homes have had a history of non-compliance.

Owen Murphy and Virginia Conolly homes are an example of compliance with the Eno Trust for the poor.

The old Ensign Bickford homes throughout the town has many affordable homes that are sold as affordable units, not through stringent regulations but through traditional market values.

Creating a mechanism for little igloos throughout the town on a new R-8 zone is creating a landscape that is inconsistent with the Simsbury culture and will forever destroy the impressive landscape of Simsbury.

The building stock in Simsbury has many homes in all price points.

Using Spot Zoning and Social Engineering is not the role of the Zoning Commission for managing societal needs.

I urge the Zoning Commission to reject this mechanism of land, using text amendments and develop the remaining land to increase Economic Development.
