SOUTHBURY, CT — A property in Southbury could be redeveloped with a new convenience store, gas station and additional commercial space under a proposal currently before town officials.
The project, called Northway Market, is proposed for 616 Main Street South, according to Planning Commission meeting minutes.
Plans call for demolishing existing structures and portions of the paved parking area and constructing a new development that would include a 2,400-square-foot convenience store, two smaller buildings and a canopy with two pumps and four fueling stations.
The redevelopment would also include new drainage and other site improvements. Plans would move parking farther from the river, add green space and widen the streetscape while reducing the amount of impervious surface on the property.
The property is located in the town's B-2B zoning district. Architect Hugh Sullivan of Bennett Sullivan Associates told the commission the redevelopment would address existing setback issues and bring the site into compliance with current zoning regulations.
According to the meeting minutes, the site is one of 21 properties along Main Street that do not comply with current zoning regulations because they were developed before the regulations were adopted.
Plans call for brick construction with traditional white trim intended to complement the surrounding area. The development was described as similar in scale to the previously approved Wheels project in Southford, though the Northway Market building would be smaller.
The project has already received approval from the Inland Wetlands Commission. The Planning Commission accepted the application and scheduled a public hearing for Sept. 15 at 7 p.m.
