Is it Time to Buy a House in Southbury? YES!

Some economists say that is a good time to buy a house.  In a recent interview with John Gittelson of Bloomberg, Mark Kiesel, the Pacific Investment Management Co. managing director who sold his home in 2006 when he deemed the market a bubble, says it's time to buy.  "I was one of the most negative on housing,"Kiesel said.  "I have finally come to the conclusion housing is looking pretty decent."

So what is happening in Southbury? 

In the month of April there were 124 single family listings for sale. The average list price being $428,940. There were 6 sales with an average sales price of $280,000 from $381,850 from April 2011. Down 37% from 2011.  April 2012 was the lowest level average sales price compared to April of 2011 and 2010!! 

So have we hit rock bottom? I would say so.  As of this writing May 21,2012, there have been 7 single family sales with an average sales price of $352,643.  The average days on the market almost cut in half.  Prices are still low and activity is on the rise.
