Major Proposed Senior Housing Project in Southbury Receives 2 Key Approvals

Up to 180 units could be constructed over the next decade, officials say.

The senior housing project we wrote about last week received two important approvals recently, reports Chris Gardner of the Waterbury Republican-American.

Pierce Hollow Village, Inc. is proposing to construct a maximum 180 elderly housing units in six buildings over the next ten years on 45 acres of land that is currently part of the Southbury Training School, a town official said.

Pierce Hollow Village, Inc. operates Grace Meadow Housing Inc., which is the major elderly housing facility in town on Route 6. There is currently a major need for additional senior housing in town as there is a waiting list of more than 200 to 300 people.

Recently the state conveyed 45 acres of land to the town, which is part of the Southbury Training School, to construct senior housing. Pierce Hollow Village, Inc. is seeking a zone change to allow elderly housing on the property.

Southbury has agreed to lease the land to Pierce Hollow Village, Inc. for the senior housing project.

Additionally, the developer is seeking a zone change to allow more than 10 units in a building, said Delores Curtis, who is Southbury’s land-use administrator.

The developer is looking to construct 30 units in one building, said.

The zoning commission approved both of the developer’s requests, Gardner reports.
