Developer Eyes Big Box Retail, Hotel, More In Southington; Zone Change Sought

SOUTHINGTON, CT — A developer is requesting a zone change which would allow it to pursue a large-scale, mixed-use project, which would include a big box store, gas station, hotel and industrial uses.

The applicant, Southington 2 LLC, has asked for property at 682 Curtiss St. and a portion of 115 Summit Farms Rd. to be rezoned from an industrial to business zone.

The Southington Planning and Zoning Commission has the application on its agenda for Tuesday, April 21.

The proposed zone change area includes undeveloped land near Interstate 84.

Documents provided to the town show the future development would include a subdivision of retail, hospitality, and industrial uses, with a new road from Curtiss Street to Spring Street for access.

“The overall development program is anticipated to include a 172,000 square-foot retail building, a 1,600 square-foot (20-bay) gas service station, a hotel consisting of approximately 100 to 120 rooms, a 100,000 square-foot industrial facility, a 20,000 square-foot industrial building, and a 283,800 square-foot industrial building,” the application states.

“The proposed development is a mixed-use (Industrial, Retail, and Hotel) subdivision with six development sites totaling approximately 109.41 acres and 665,382 square feet of building development.”

If the zone change is successful, the town would also need to review a site plan.

The Planning and Zoning Department indicated this week it does not yet have information on specific potential tenants or businesses.

Attorney John Knuff, who represents the applicant, said Friday he couldn’t comment yet on potential tenants.

There was a public hearing on the proposed zone change on April 7, and the commission continued the matter to its April 21 meeting.
