SOUTH WINDSOR, CT — A Dairy Queen Grill & Chill property on Sullivan Avenue is now on the market, and the listing includes more than just the restaurant.
The property at 845 Sullivan Ave. is listed for $2.95 million by New England Retail Properties, Inc., according to the listing. The sale includes the Dairy Queen building and additional land on the 3.4-acre site.
The Dairy Queen building is 2,620 square feet, according to the listing. The restaurant has operated at the location since 2012.
The listing says a multi-unit operator signed a new 20-year lease in April 2026. The lease includes 3 percent rent increases each year beginning in the third year.
The property is being marketed as an investment opportunity.
The site also includes a former miniature golf course and batting cages, which made up about 1.7 acres of the property, according to the listing. The listing says that portion could be redeveloped or reopened for additional income.
The property is located along Sullivan Avenue, also known as Route 194. The listing says the road sees more than 14,500 vehicles per day.
The listing also notes the property is about 3.6 miles, or roughly 10 minutes, from Interstate 84.
Matt Halprin of New England Retail Properties is listed as the contact for the sale.
