Another Massive Warehouse Project Pitched in SW

SOUTH WINDSOR, CT — A town that has had a love-hate affair with commercial warehouses has another large warehouse project coming before its top land-use board.

The South Windsor Planning and Zoning Commission Tuesday has public hearings on two applications relative to a proposal to build a 241,800-square-foot warehouse and distribution center on 19.2 acres off Kennedy Road and Sullivan Avenue.

In addition, the applicant — Scannell Properties — is also seeking a re-subdivision application to redesign the cul-de-sac off Kennedy Road to facilitate the warehouse project.

The PZC meets at 7 p.m. Tuesday, June 14, at South Windsor Town Hall's council chambers. Town hall is located at 1540 Sullivan Ave.

There, residents will have the opportunity to speak for or against the proposal and offer the commission any concerns or words of support they might have.

Scannell first submitted its proposal in April and the PZC has until July 1 to act on the matter.

The town already has multiple warehouse/distribution center-type facilities in that area and this would be the first warehouse pitched for the town since one was rejected by the PZC in March.

That project, a 360,000-square-foot warehouse planned for Talbot Lane, was ultimately shot down by commission member as many residents opposed it, citing traffic and safety concerns, along with a general belief South Windsor was overrun with warehouses.

PZC members, generally, concurred with opponents and rejected that proposal amid safety worries and how trucks would navigate that area.

Some, however, cited warehouses' more positive aspects to a community in the form of jobs and tax revenue.

As for Tuesday, how PZC members might vote remains to be seen.

Scannell's project is smaller than the one shot down last March and, according to the site plan, would include 25 loading docks, 59 trailer spaces and 142 parking spaces.
