VA – In general, active duty and honorably discharged service personnel are eligible for the VA program. In addition, home buyers who have spent at least 6 years in the Reserves or National Guard are eligible, as are spouses of service members killed in the line of duty. A VA loan allows an eligible Vet the opportunity to buy a home with zero down payment if the purchase price is $417,000 or less in South Windsor (figure current for Jan. 14, 2013)
Conventional – It is possible to get a conventional loan with a small down payment as well. As little as 3 percent is required for a down payment from a qualified borrower. There are no income limits, but the maximum loan amount is $417,000 (figure current Jan. 14, 2013)
