SOUTH WINDSOR REAL ESTATE UPDATE: SALES UP IN 3RD QUARTER OF 2012
In a sign of positive news, single-family home sales in South Windsor continued to increase during the third quarter of 2012, up over the third quarter of 2011.
SINGLE-FAMILY HOME SALES IN SOUTH WINDSOR CONTINUE TO RISE
During the third quarter of 2012 (July-September), 60 single-family homes went to contract in South Windsor compared to just 53 homes during the same time period in 2011. That's up a healthy 13.2%.
Closed single-family home sales for the third quarter of 2012 number 75 in South Windsor. Meanwhile, only 63 homes closed during the third quarter of 2011. The 19.0% increase over 2011 third quarter closed sales is perhaps another sign that the real estate market is beginning to improve.

Indeed, year-to-date (1/1/12 to 9/30/12) single-family home sale contracts in South Windsor are up a dramatic 25.3% compared to the same period in 2011 (193 contracts vs. 154 contracts).
At the same time, the median closed sales price for single-family homes in South Windsor during the third quarter of 2012 is down about 5.6% from the same quarter in 2011. Though median prices are affected by current inventories. Moreover, with mortgage rates still at historic lows in many cases, it is a good time to buy or sell.
