South Windsor Real Estate Market Action Report (YTD Through June)

June Property sales:
were 33, up 6.5% from 31 in June of 2012 and 25.0% lower than the 44 sales last month.  June 2013 sales were at their highest level compared to June of 2012 and 2011.  June YTD sales of 151 are running 21.8% ahead of last year's year-to-date sales of 124.

The Median Sales Price:
In June was $265,000, up 20.5% from $220,000 in June of 2012  and up 15.7% from $229,000 last month.  The Average Sales Price in June was $276,479, up 13.7% from $243,156 in June of 2012 and up 15.2% from $240,089 last month.  June 2013 ASP was at the highest level compared to June of 2012 and 2011. 

Total Inventory: 
Of Properties available for sale as of  June was 111, up 2.8% from 108 last month and down 31.5% from 162 in June of last year.  June 2013 Inventory was at its lowest level compared with June of 2012 and 2011. 

The average Days On Market (DOM)
Shows how many days the average Property is on the market before it sells.  An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market.  The DOM for June was 30, down 61.0% from 77 days last month and down 45.5% from 55 days in June of last year.  The June 2013 DOM was at a mid level compared with June of 2012 and 2011.
