Stamford Zoning Board To Review Rezoning Proposals At Upcoming Meeting

STAMFORD, CT — The Stamford Zoning Board is scheduled to consider multiple zoning map changes tied to commercial and industrial redevelopment proposals during a remote meeting next week, including applications involving properties on Summer Street and Melrose Place.
The meeting is set for Monday, May 18, at 6:30 p.m. and will be conducted virtually through Zoom. Public speakers will be allowed three minutes each to comment, according to the agenda.
A continued public hearing from April will focus on applications from Summer EP LLC for 1150 Summer St.

The applicant is seeking a zoning map change from an Intermediate Commercial district to a General Commercial district.
A related application proposes converting the existing office building to include a child daycare center, with proposed improvements and additions.

Another public hearing scheduled for 7:30 p.m. involves an application from 29 Melrose Place LLC seeking to rezone properties at 27, 29 and 31 Melrose Place and 445 Fairfield Ave. from a one- and two-family residential district to a General Industrial district.
During its regular meeting, the board is expected to review several pending and administrative applications involving residential development, recreation facilities and coastal-area improvements.
Among the pending applications is a request tied to erosion-control work at 265 Willowbrook Ave. within the Coastal Area Management boundary.
The City of Stamford Engineering Department is also seeking approval to replace existing tennis courts with new tennis and pickleball courts at Cove Island Park, including an accessible route upgrade.
The board may also review a special permit application for 35 Terrace Ave. and revisit the Summer Street and Melrose Place rezoning applications later in the meeting under pending applications.
Administrative review items include proposed modifications to a previously approved residential project at 68 Seaview Ave. The changes would allow eight additional residential units and other site revisions, bringing the project total to 63 units and 128 parking spaces.
The board is also scheduled to consider extension requests tied to several major development proposals, including the redevelopment of Landmark Square Building 3 into a 400-unit apartment project with retail space and parking, and the Metro Green Project near One Station Place, which includes plans for a 17-story office tower and parking garage.
Another extension request involves the Armon Hotel at 2701 Summer St., where plans call for construction of a prayer room with a green roof and additional landscaping buffers.
The meeting will be held remotely via Zoom webinar and phone access.
