STRATFORD, CT — A luxury apartment complex that recently opened in Stratford is filling a void in the town's housing market, according to property ownership.

"Stratford doesn't have anything like this," said Tony Nizzardo, one of the owners of Lofts at 335, the new residential development at 335 Ferry Blvd. "... It's attracting a younger generation."

The complex includes studio, one-bedroom and two-bedroom apartments. The units range in size from 434 square feet to 1,200 square feet and vary in price from $1,095 to $2,520 per month, according to the Lofts at 335 website. Almost 30 of the 71 apartments are already leased, mainly to young professionals, Nizzardo said during an open house and ribbon cutting ceremony held Thursday at the property.

Lofts at 335 has a gym, a business center and a gathering area on each floor, as well as one parking space per unit, according to Nizzardo. The development also offers easy access to nearby stores and restaurants, Mayor Laura Hoydick said. The property is about a half-mile from the Stratford train station.

"People will be able to live here, walk to the train station and commute to work," Hoydick said.

The site was previously occupied by offices and some retail, according to Nizzardo. The new four-story building, which is energy efficient, took two years to construct, he said. The property is in Stratford's transportation-oriented district, which has different density requirements than residential zoning areas, Hoydick said. Consequently, a variance was not needed for the project.

Lofts at 335 was developed by Salce Contracting Company Inc., which has also been involved with residential projects in Trumbull, West Haven and New Haven, as well as Stratford's Maple Oak Reserve single-family complex and several properties in Naples, Florida.

"We just felt that Stratford really needed this kind of product," Nizzardo said of Lofts at 335.
