East Haddam ZBA To Hear 5 Variance Requests For Garages, Additions And Storage Buildings

East Haddam's ZBA will hear five variance requests Oct. 6 involving garages, an addition and storage buildings.

EAST HADDAM, CT — The East Haddam Zoning Board of Appeals is scheduled to hold five public hearings Oct. 6 on variance requests involving properties on East Shore Drive, Bashan Road, Lake Shore Drive and Connecticut River Road.

The applications include proposals for garage construction and replacement, a residential addition near Bashan Lake and two storage buildings proposed 2 feet from a property line.

James Foley is seeking a variance for property on East Shore Drive identified as Map 80, Lot 357. Application #26-05 requests relief from Section 10.2 of the zoning regulations to allow an accessory structure without a primary structure.

At 173 Bashan Road, KMC Builders, acting for the Hoover Family Trust, is seeking a variance for a garage addition. Application #26-09 proposes placing the addition 10 feet from the property line where 25 feet is required under Section 10.1.

Michael Jacoby is requesting permission to replace an existing garage at 329 East Shore Drive. Application #26-10 calls for removing a 26-by-21-foot garage that is 18.5 feet from the property line and replacing it with a 26-by-24-foot garage 16.5 feet from the property line. The requested variance is from Section 10.1.

The board will also hear a three-part variance request from Greg and Virginia Caracoglia for 204 Lake Shore Drive.

Application #26-11 proposes extending a structure by 14 feet, leaving it 7 feet from the property line where 25 feet is required. The applicants are also requesting permission to place the structure 19 feet from the lake where a 50-foot setback is required and to allow 22.2 percent lot coverage where 10 percent is permitted.

The final hearing concerns 7 Connecticut River Road, where Kip Kollar is seeking a variance to place two storage buildings 2 feet from the property line. Section 10.1 requires 25 feet, according to the agenda.

The ZBA is scheduled to meet at 7 p.m. Tuesday, Oct. 6, in Meeting Room 2 at the East Haddam Municipal Office Complex, 1 Plains Road, Moodus.
