CPD Properties is seeking to amend an existing special permit at 85 Halls Road to allow grocery beer sales from within the store.

The second public hearing concerns an application from Beth Ann Collins for 6 Johnny Cake Hill Road. Collins is seeking a special permit to renovate an existing three-bedroom single-family home and convert an existing pool house to include another bedroom.

The project would bring the property to four bedrooms and a total floor area of 10,876 square feet. The property is within the Gateway Conservation Zone.

Commission members will also consider a coastal site plan for 7 Old Bridge Road. Bruce and Sheridan Dowd are seeking approval to construct a 20-by-18-foot mudroom and a 30-by-27-foot two-car garage.

The agenda also includes an update on the town's Phase 2 zoning regulation rewrite. A separate meeting on that work is scheduled for 6:30 p.m. Sept. 15 at the Lymes' Senior Center. Commissioners are also scheduled to receive updates on findings and recommendations from the Flood and Erosion Control Board, the RiverCOG Housing Committee and the Housing Strategic Planning Committee.

The commission is scheduled to consider approval of minutes from its July 13 regular meeting and July 29 and Aug. 10 special meetings. Its next regular meeting is scheduled for Oct. 12.
