LYME, CT — A four-acre spread on 446 Hamburg Road and a two-bedroom on 47 Ferry Road that sold for less than 40 percent as much bracket a Lyme summer that produced about a sale a week.
There were five homes sold in Lyme between July 14 and Aug. 14, with a top price of $1.58 million, according to Zillow.com
239-A Rockledge Road sold Aug. 14 for $440,000. The four-bedroom, three-bath house has 2,157 square feet on 0.44 acres and closed at $204 per square foot, the lowest rate of the five.
157 Mitchell Hill Road sold Aug. 7 for $1.175 million. At 4,651 square feet it is the largest house in the batch, with three bedrooms and five baths on 3.07 acres.
47 Ferry Road sold July 29 for $605,000. The two-bedroom, two-bath house has 1,585 square feet on 1.72 acres.
446 Hamburg Road sold July 27 for $1.58 million. The four-bedroom, four-bath house covers 3,500 square feet on 4 acres, the largest parcel in this group, and closed at $451 per square foot.
118 Bill Hill Road sold July 14 for $1.42 million. The five-bedroom, five-bath house has 3,649 square feet on 1.6 acres.
A month of closings in Lyme came to five sales, which is what passes for a busy stretch in a town this small. Three of the five cleared $1 million and two came in under $650,000, with nothing in between — the gap between the $605,000 Ferry Road sale and the $1.175 million Mitchell Hill Road sale is the widest in the batch. Acreage, not floor space, tracked with price at the top: the $1.58 million Hamburg Road house is more than 1,100 square feet smaller than the Mitchell Hill Road house that sold for $405,000 less, but it sits on 4 acres and posted the highest per-square-foot rate of the five at $451.
