LYME, CT — Lyme's most expensive home for sale costs nearly twice as much as anything else in town: a historic Connecticut River property featured in Veranda, according to listings on Zillow.com. A tie at No. 5 puts six homes on the list, three of them on Joshuatown Road.
No. 1 on the list is 41 Joshua Lane, a property the listing calls River Knoll, on a rise above the Connecticut River, listed at $7,250,000. The listing says the home has been featured in Veranda and CTC&G and centers on an 18th-century Cape expanded with architectural additions; Zillow dates it to 1750. It has 4,544 square feet, five bedrooms and four full bathrooms on 9.41 acres, and has been on Zillow for 168 days.
Just behind it is 213 Beaver Brook Road, the Hilltop Estate, listed at $3,900,000. Its 47.05 acres hold a renovated stone and stucco main house, a guest cottage, a pool, a barn complex and an English-made Alitex greenhouse with a potting room. The listing says the land is five separate parcels that could be sold individually. The 1930 main house has 2,829 square feet, three bedrooms, two full bathrooms and one half bathroom. It has been on Zillow for 182 days.
Rounding out the top three is 484 Joshuatown Road, re-imagined with Old Lyme's Nautilus Architects and listed at $3,850,000. On Whalebone Cove, it has commanding views and dock access, a stone and pebble drive through woods and an orchard and a barrel-vaulted entry under an 18th-century German stained-glass window. The 1963 house has 7,155 square feet, five bedrooms, four full bathrooms and four half bathrooms on 6.49 acres. It has been on Zillow for 19 days.
No. 4 is 274 Joshuatown Road, which the listing calls The Sanctuary, high above the Connecticut River, listed at $3,695,000 after a $255,000 price cut on Sept. 30. Architect Stephen Jacobs designed the 2014 house as his own home, and it is being sold by only its second owner, according to the listing. It has 7,124 square feet, four bedrooms, five full bathrooms and one half bathroom on 17.57 acres. It has been on Zillow for 95 days.
Tied for No. 5 at $3,495,000 each are 87 Cove Road and 150 Joshuatown Road. The first, which the listing calls Waterlot, sits on 2.1 acres on Hamburg Cove, a well-known hurricane hole for boaters, with more than 220 feet of water frontage and potential dockage for boats up to 80 feet, according to the listing. The 1986 house has 5,827 square feet, five bedrooms, four full bathrooms and one half bathroom, and has been on Zillow for 19 days. The second, which has been on Zillow for one day, is a 1992 house on 32.26 acres with about a quarter-mile of rebuilt historic stone walls and a cherry-paneled library with a vaulted ceiling and fireplace. It has 5,806 square feet, six bedrooms, five full bathrooms and one half bathroom.
Prices, listing status and days on market are from each property's Zillow.com listing as of Oct. 26, 2026, and may change. Only homes marked "For sale" or offered as new construction were included; pending, coming-soon, land-only and multifamily listings were left out.
